On-site consultations & estimates · $80

A visit of up to 30 minutes for meeting, conversation, visual inspection, measurements, notes and photographs.

Discretionary quick-call rate · $80

For repeat customers with a reliable payment history who are easy to work with.

A discretionary discount may be offered for calls I deem trivial: taking less than 10 minutes and requiring no tools or materials.

For example, a customer who is confused by a tripped breaker and simply needs a quick explanation and help resetting it.

Cancellations

If you need to cancel, please try to let me know a few days before the appointment, or as soon as possible, so I can adjust my schedule.

I set a lot of time aside to take care of my customers, and it is expensive for me when people cancel at the last minute. Active communication is appreciated.

Research & project planning · $80 / hour

One-hour minimum. Includes product and replacement-part research, comparing options, locating manuals and specifications, checking compatibility and developing a practical repair or installation plan.

Additional research is approved before continuing.

Time, materials & acquisition

Work is billed for labor time plus materials. Time spent sourcing and acquiring materials is billable labor.

For straightforward work when materials can be acquired before the appointment, the first 30 minutes of material acquisition is waived. There is no labor charge when materials can be acquired during a normal lunch hour or without a dedicated trip.

Home Reference File · starting at $480

A practical record of the home’s main appliances, fixtures, paint colors, filters, manuals, warranties and service history, delivered as an organized spreadsheet and digital folder.

The initial scoping visit is $80 and is credited toward the project when booked. Most complete-home files are $600–$800, depending on the number of items and the condition of the existing records.

Additional work and future updates are $80 per hour with a two-hour minimum. Printed binders and special materials are billed at cost. Ongoing maintenance schedules are quoted by property and frequency.
